Saturday -I got invited to a SunTrust tailgate by Catherine Potter, so will be by Aquatic Fitness Center most of the time and will not be at Alumni Hall, my usual spot. Lisa will be covering for me and give out Claremont t-shirts, coozies, and other stuff.
Sunday - I am holding 3 condos open at Claremont 12-2. I hope some UVA alumni stop by on the way out of town. One of the benefits of owning a condo in Claremont is that it could be rented short-term, while during the football season an out-of-town owner would have a place to stay. Convenience and income!

Bank Of America is dropping a $5 debit card fee. It might be too late for some, and they are not coming back.
BofA was the first and the only bank we used in VA, opened an account in 1996 and were too lazy to change it. When Bank of America announced about the $5 debit card fee, we decided to switch. It's been long overdue, anyway. We are in the process of switching to a local bank. If we have to pay a fee (which we are not), I would prefer it to go to somebody local. It seems like a lot of C'villians thought this way too. Credit Union reported a great increase in customer last month.

Original brick-red cabinets were retrofitted with cherry doors, and a small pantry was created to provide storage. Stainless appliances with black trim reinforce the modern theme. The room also contains a passageway to a two-car garage, stairs to the basement, and a half-bath tucked behind the hallway coat closet.

The three vibrant second-floor bedrooms include a modest master with en suite bathroom. But the wall colors are distracting, visually shrinking the scale of the rooms. Accents like the first floor's wainscoting and moldings are missing here, but walls can easily be painted and trim added to provide some continuity. Tasteful new light fixtures and mirrors now add zing in the bathrooms, but upgrading dated cabinetry, sinks, and tubs remains to be done.

Families with teenagers will appreciate the soundproofing in the walk-out basement studio. Of two rooms designed for professional recording, one is currently used as a bedroom; the second can house an aspiring drummer. A large laundry room on this level has roughed-in plumbing for a fourth bathroom.

Maintaining the exterior of the home has been made easier with renovations that include HardiePlank siding, gutters, an entry porch of ipê (a very dense wood that's naturally decay-resistant), and new Anderson Architect windows throughout.

The property in the Meriwether Lewis school district is an easy eight-mile drive from Emmet Street. The Whippoorwill Hollow subdivision is in a picturesque triangle, accessed by Owensville or Garth Roads. Just came back from a radio show with Olga Morse and Jeff Haynes, of Speaking Forward. As many business women and as many working parents, I send my daughter Charlotte to child care. I try to teach Charlotte healthy habits at home. I also do my best to be consistent in providing her healthy and nourishing meals at home. The role of child is sometimes overlooked, yet children spend 8-12 hours in child care and get 3 or more meals over there. It is extremely important that the food children get while in child care is healthy. On this show I talk about easy ways to improve nutrition in child care. For example, celebrate special occasions with non-food treats, like stickers, pencils, trinkets, stamps, etc...! Games and other activities are also a hit for children. My daughter was born at Martha Jefferson Hospital and I have only good things to say about the hospital and all the people who work there. We started a countdown until MJH moves to a new hospital. They are moving from Downtown location to Pantops, East of C'ville. The pictures of their new facility look spectacular!!! I am planning on going to their Open House on Sunday to see it for myself. next week is a bike week in C'ville. There are a lot of bike lanes and a lot of bicyclists in town but I personally still think it is a bit dangerous to ride a bike, especially in a rush hour. Some drivers are aggressive and not respectful of bikers. I hope this week will bring awareness to bikers, drivers and pedestrians. We need to learn how to coexist in our town and how to safely share the road.

last night was very well attended. City officials, including Charlottesville Mayor Norris, listened to residents' concerns and wishes. JPA bridge construction, local businesses, sidewalks, safe bicycle lanes, reservoir, density, OLR project, Azalea Park, and more were discussed. I loved the idea of having a Free Trolley go to Fry's Spring Beach Club (as they used to in the 50s) on its way to/from Downtown.

"In continued gesture of transparency, The VDOT Site Manager reports that VDOT expected the new batch of improved signs ("no outlet," for Todd Ave. etc.) to go up yesterday 4/25. Due to a miscommunication about timing with the contractor and unexpected negotiations with the subcontractor, the signs' arrival is delayed. Among the signs will be "No Outlet" sign posted on the corner of Hill St. and Robertson Ave.- indicating no outlet beyond that intersection,- "no loitering" to be posted around the bridge construction site, and improved business access signs for the corner businesses."

I had two Open Houses today. Very good turnout. Met a wonderful family from Alexandria. They visited Orange for a wedding not long ago, loved the area. Now that they have an adorable 5 month old baby, they are seriously considering moving down to C'ville! Another great family came to my Downtown open house from Greene County, they are going to be empty nesters soon. Now that they are wise and with means, they want to be close to UVA and Downtown and have fun for themselves ;-) There were familiar faces too. I hold 2 open houses on almost every Sunday and see same people very often. It was not different this time. In addition, neighbors from my street came in!

"The supply and demand will lead to higher inventory and future price declines". While crisis in new construction keeps the inventory of homes down, the effects of of it are negative for our economy. My husband took our 3 year old daughter Charlotte to see a UVA women's baskatball game tonight. They both had a wonderful time yet Charlotte could not get the meaning of "time out" in basketball terms. Alice in Wonderland would probably also think that Shaquille O'Neal goes to his room for "time out". Such a cute reminder for adults to be curious and think like children from time to time. The image of Shaq in that kind of "time out" makes me smile!

Doing two Open Houses tomorrow for brokers and 2 Open Houses on Sunday for general public.
I have been asked a lot if it is a good time to have a house listed at this time of the year?
the pros:
not as much competition and every house listed has more chances to be noticed and shown, people buy houses all the time, not everybody celebrates same holidays, rates are still low, some houses look especially charming and pretty decorated for the holidays;

the cons: it's cold and not as pretty outside, buyers are waiting for spring market, they think there will be more choices, some also think the prices will go down even further, showings add stress during this already sometimes stressful season, buyers spent their downpayment on holiday gifts (I hope not!)

So the short answer is it depends. Seller's motivation and goals play a big role in the decision to list now or wait till spring.

The storms we have are really severe. 5-10 minutes and so much damage. Luckily nobody got hurt.

Three years ago 3 huge trees fell on my house during a very short but severe storm. I had to deal with insurance agents, estimators, tree guys, contractors during a holiday weekend. The only thing I want to emphasize is that having good insurance company is so important. If you need a name of a good contractor or a tree guy, give me a call.

5 GREAT REASONS TO PURCHASE A HOME!

TAX CREDITS- The $8,000 tax credit is available for 1st time homebuyers (not owning a home within the last 3 years) plus the new $6,500 tax credit for people who have lived in their primary residence for 5 years or more. 2. 100% FINANCING - USDA Rural Development is available for a large number of potential buyers. Right now borrowers could get 5.0% 30 year fixed rate w/no Mortgage Insurance which is incredible.

4. FHA FINANCING - FHA is gaining market share w/3.5% down payment that can be in the form of a gift, 620 credit score and no income limit. This is not just for 1st time homebuyers, and you can even own another property as long as it is not an FHA mortgage.

5. RENOVATION PURCHASE LOANS – If you love this house but it needs….. FHA 203k renovation loan might be a solution. You can add the cost of improvements to the purchase price.

My trip to Japan was big success. I had such a wonderful time and learned a lot about this fascinating culture and people.

What amazed me the most is how polite Japanese people. They always put others ahead of themselves. At first when I noticed some wearing a face mask on the streets of Tokyo, I thought they were afraid to get sick, but later I found out they did not want to get others sick. There is also so much individuality, style and good taste in them.

Customer service in Japan is worth mentioning too. I never felt so good spending money, it's a joke but there is truth to it. I always got the same attention and appreciation for my business in all stores, hotels, and restaurants, no matter how big or small, expensive or inexpensive they were. I always felt that I was their special client. This is how I want my clients to feel when they are working with me. I really mean it....

City Hopping: First We Take Charlottesville, Then We Take Manhattan

I am just paraphrasing Leonard Cohen's song...

The Neighborhood Leadership Institute encouraged us to take on some sort of a project to help our community get better. Some people got interested in how to make local bus transit more "cool", so they suggested having poems written by city kids available on buses (it is going to be done this summer). Another group is going team up with the city fire department and make sure that every house in Charlottesville has a smoke alarm. Along with 4 other wonderful people, I decided to concentrate our attention on the City Market. All of us love it so much and go there every weekend. Well, it is easy to talk about the improvements but it is not easy to do. New spaces, more market days in different locations, adding recipes and cooking classes - all of this sounded very interesting but not easily implementable in a short time.

When we met with Stephanie Maloy, the market manager, she said the City Market is the most popular in the region; vendors love it because they can make money here. She has a long waiting list of vendors and wanted to know how many people come on Saturdays. So, on May 16th we all manned the City Market entrances in order to get a head count. By 6:45AM the market vendors were already ready to go. I usually go a lot later, but there is something special about being there before the big crowds. My spot was at the bottom of the hill and frankly I did not expect it to be a busy place,since there was construction next to it and it just did not look like a very good entrance space.

Little did I know. Not only did I get to see all my friends there, I clicked over 1,200 hundred people before 11AM. By the end of the day we had 4,442 visitors overall, and over 1,700 of whom came in through the hill area! Stephanie found our information to be very beneficial; she will be able let the vendors know that the hill area is a desirable area, and vendors need to take advantage of it. This will make many vendors very happy.

I have to brag about another great adventure that awaited me after the triumphant count at the local market. My husband and I saw Leonard Cohen at Radio City Music Hall on Sunday the 17th. What a treat!

The CAAR 1st quarter market report is out, and I can definitely say that we are, in fact, coming off one of the worst quarters we've ever had in this business. If there is a silver lining, I have been working with a lot of buyers who do see some opportunities (from the report):

For buyers, the market has a few short-term opportunities to think about. First, interest rates, thanks to actions by the feds to shore up the financial markets, are very low right now. We do not know how long rates will stay this low. Second, first-time buyers can get an $8,000 tax break if they close on a home by the end of November. If a buyer is interested in taking advantage of this incentive, they should not wait until the fall to start the process.

As I've said in earlier posts, inventory is high and I've told my sellers to be flexible because we're competing with short sales and foreclosures as well. As always, feel free to contact me with any questions!

Our Charlottesville community is not that big but very diverse. I have been using Russian quite a lot for work; many of my clients come from different parts of the former Soviet Union. You would think that most are affiliated with UVA, and that is true to some extent. But I also have clients who have come to America through the International Rescue Committee. For some of my Russian-speaking clients I am not just a real estate agent but also an interpreter. But often the biggest issues with my clients are not with language but with culture.

Certain enhancements that are popular back in their old country might affect the property here in a negative way. Take wallpaper, for example. Back in Russia it's very popular and inexpensive to do, but here the cost is prohibitive and it's not as easy to change as a coat of paint. The current economic crisis is something a lot of my Russian clients take to heart because they went through a horrible economic downturn in the 90s. As a result, some of my clients simply do not trust the banks. Those stories of clients bringing suitcases of money are not always jokes, but it doesn't mean they're with the mob. Very often, in my case, it's hard workers who have saved over the years and are just scared of the banks. Now, this might seem funny, but in reality it makes it more difficult for them to get a loan even with their sizeable assets because the money has not been in the bank. Because of my background, I can explain to underwriters their point of view, and hopefully it will result in a loan.
